Hiring an agent: This is huge, and I’m not just saying that because I’m an agent.  You need to find an agent that is experienced, knows the area, and most importantly that you can trust.  Dealing with an amateur or a fly-by-night realtor can cost you big-time.  Going it alone when you have never done it before can be the same way.  You can sell your home by yourself, sure, but you can make HUGE mistakes.

The right time: Sometimes, you have to sell.  If you don’t, you can wait for a time (like right now!) where sellers have the power.  The current housing inventory makes it an ideal time to sell your home as home values are extremely high and rising.

How much: Setting a price is easier if you have an experienced realtor on your side.  If not, you need to work a little bit.  Find the comps in your neighborhood and surrounding area and price selling your home accordingly.

Plotting your next move: What happens after the house sells?  Do you have another house in mind?  Will you be moving to an apartment after selling your home?  What are you planning to do with after the move?
