Selling:  Decorate strategically, get organized, and make a plan so you can easily and painlessly get your home ready for a last-minute showing request. We always suggest to our clients to keep a Rubbermaid container or laundry basket in each room to quickly toss last minute items in and easily place in your vehicle and remove from the house during last minute showings. We have 4 boys, we totally understand what it’s like to prepare your home for a last minute showing.

If you’re putting your home on the market for the first time, you may want to hold off on the holiday decorations altogether, or remove them temporarily for the photo shoot. Second to list price, excellent photography is one of the most important ways to make your home shine and to catch the eye of potential buyers. Rick and I are very lucky that we work with the best in this area. Having a luxury magazine, photography is very important! Not only does our photographer excel at HDR & layering photos, we have an incredible aerial photographer. We also do Matterport, this gives buyers a completely different look into the home without even coming through the front door.

Some things to remove during your holiday photos would be the extra decorations on the fireplace mantel or a garland on the banister can probably be overlooked in person, but it could stand out like a sore thumb in your property photos and distract buyers from noticing your home’s most impressive selling points. As soon as the holidays are over, remove all decorations and don’t bring everything back out that was once through out your home.
